These Are The 21 New Miami Towers That Will Be Under Construction In 2021

If you haven’t noticed, there’s a throng of cranes around town building Miami’s next generation of towers.
To help you track it, we’ve created a list of every major tower currently under construction in downtown Miami, or will begin in 2021.
To narrow down the list, we’ve only selected the 21 tallest that are being built – and only those in Miami’s urban core.
That leaves off some very tall towers that are being built in Sunny Isles, South Dade, Miami Beach and Fort Lauderdale.
It also excludes the dozens of projects that are mushrooming in the Wynwood area, simply for a lack of height.
Here is the list:
1. Aston Martin Residences (66 stories, 818 feet)
Construction on this tower passed the halfway point last month. It will become the the tallest all-residential building in Miami and south of New York, and the second tallest building in Miami.
2. 830 Brickell (50 stories, 734 feet)
This $300 million office tower recently completed the podium level and is now rising. It will become the second tallest office tower in Miami when complete, and it's most modern.
The developer of this iconic project recently closed on the purchase of the property, and is near approval of a construction permit. Groundbreaking will take place in early 2021, the developer said.
Vertical construction is underway on this Edgewater residential condo tower, and the building recently had its first glass windows installed. As of this week the tower is at level 37, and contractors are adding one floor per week.
5. Elysee (57 stories, 649 feet above sea level)
This Edgewater tower is expected to receive its Certificate of Occupancy imminently.
6. Una Residences (46 stories, 613 feet)
Work is underway on the underground portion of the building. Contractors are now building Miami’s deepest ever parking garage to allow for the tower to begin rising.
7. Natiivo (51 Stories, 588 feet)
The project is very close to obtaining a construction permit, and developers have announced that groundbreaking will take place in February 2021.
8. Society Biscayne (49 stories, 573 feet)
This 646 unit apartment project is rising quickly on Biscayne Boulevard, and is already changing Miami’s skyline.
9. Downtown 1st (58 stories, 557 feet)
Developer Melo Group is quickly moving toward a construction permit for this 560-unit project.
10. 444 Brickell (550 Feet)
Related Group has announced a first quarter 2021 groundbreaking for this tower. Two additional towers will be built later, at heights of 828 feet and 877 feet.
11. Miami World Tower (52 stories, 534 feet)
The developer of this 560-unit project recently obtained Planning Department approval and is moving full speed ahead to obtain a construction permit.
12. Bezel at Miami Worldcenter (49 stories, 494 feet)
This 434-unit apartment tower topped off in November 2020. The developer says this will be the “highest end” apartment tower in Miami.
13/14. Downtown 5th (Twin 50 story towers, 495 feet)
Melo Group is building the CBD’s biggest project ever by unit count with 1,042 apartments. Both towers have now topped off, with the second tower topping off in December 2020.
Contractors were supposed to have been underway already, but are waiting for 5G towers on the site to be removed.
16. Nema (38 stories, 430 feet)
Developer Crescent Heights recently obtained UDRB approval for the first of multiple towers. A nationally renowned supermarket chain has signed a lease to open a store on the ground floor.
17. 2000 Biscayne (36 stories, 408 feet)
Developer Kushner Group says this 396-unit apartment project will break ground in 2021. Two additional tower are planned by the developer across the street at 1900 Biscayne, with a combined 1,100 units.
18. Block 45 (36 stories, 386 feet)
Developers secured utilities in March 2020 and have have promised an aggressive construction schedule on this Overtown project with 616 apartments and retail.
19. Uni (29 stories, 360 feet)
Formerly known as 17th Street Tower, it will include 252 units. A groundbreaking ceremony was held in August, with full construction expected soon.
20. Metro Edgewater (32 stories, 373 feet)
A construction permit is pending, and an FAA filing indicated that work will begin soon.
21. Yotelpad (31 stories, 341 feet)
This 453-unit project with a mix of condo and hotel has topped off and is nearing completion.
On our radar
There are still other tall towers that could break ground this year in Miami’s urban core, but weren’t added due to a lack of certainty over their timing.
The list includes Kenect Miami Worldcenter, Island Bay, Miami Station (Related), The District (Related), Gallery at West Brickell, One Southside Park, TSG & Continuum’s 70-story Brickell tower, Marriott Marquis Miami Worldcenter, Hines Miami Worldcenter, Crescent Heights’ towers at the Arsht on School Board land, Galwan’s Wyndham Brickell, Embassy Suites/Home2 Brickell, Gazit’s 90 SW8 in Brickell, Nexus Riverside, and the Miami Innovation District.
Supertalls
There are still more projects in planning, including supertalls. The supertalls include the Waldorf Astoria, The Towers by Foster and Partners, One Brickell City Centre, One Bayfront Plaza, Brightline’s twin supertalls at MiamiCentral, Skyrise, and World Trade Center of the Americas.
